Clontarf Home Near Waterfront Sells for $675,000 Despite Extensive Renovation Needs

A Clontarf property just five houses from the waterfront has sold for $675,000, well below the suburb’s median house price, with extensive renovations and an unresolved granny flat certification issue among the challenges facing its new owners.



The property at 9 Thomas Street recorded a sale on 3 October 2026 through Ray White Redland Bay. Occupying a 594-square-metre block, it was marketed to renovators, builders and developers interested in restoring the existing house or exploring rebuilding options.

Three-bedroom house marketed as a renovation project

The original Ray White advertisement described a house requiring significant work, with its location near Pelican Park, Hornibrook Esplanade and the Ted Smout Memorial Bridge among its selling points.

The main residence has three bedrooms upstairs, alongside a kitchen, living area, bathroom and sunroom. Downstairs are a garage, laundry, second bathroom and multipurpose storage area. The property also includes solar panels, a garden shed and water tank.

Although advertised as a four-bedroom property, the fourth bedroom is located in a separate, partly completed granny flat. The agency also disclosed that the property had undergone a general clean-up.

Granny flat certification remains an obstacle

The partly completed granny flat contains a bedroom, bathroom, kitchen and living area, but requires retrospective certification.

According to the Ray White listing, the seller had made enquiries and understood that obtaining certification to satisfy local authority requirements was extremely unlikely. The disclosure reflects the seller’s understanding rather than a confirmed decision by the relevant authority.

Property.com.au also identifies flood-related planning overlays affecting the address. The City of Moreton Bay provides property-specific flood reports to help establish planning requirements for future building work, although the property’s individual flood conditions have not been independently verified through an official report.

Sale price sits $390,000 below Clontarf’s house median

Clontarf’s median house price reached $1.065 million in the 12 months to September 2026, representing annual growth of 17 per cent. Four-bedroom houses recorded a median of $1.15 million across 28 sales.

The Thomas Street property sold for $390,000 below the overall house median, although its extensive repair requirements and partly completed outbuilding limit direct comparisons with other homes.

Recent nearby sales include a two-bedroom house at 55 Thomas Street, which fetched $880,000 in September, and a three-bedroom property at 9 Kabura Street, which sold for the same amount in August.

First recorded sale in more than two decades

The property last changed hands for $385,000 on 17 November 2004, according to its recorded sales history. Its latest $675,000 sale represents a $290,000 increase over the intervening period, without accounting for changes in the property’s condition or other ownership costs.
