A significant residential apartment project is on the horizon for Newport, with plans for 132 new units at 21 Lighthouse Esplanade. The proposed development, which already has DA approval, aims to transform the local skyline with two multi-storey buildings.

While the original approval was for 142 dwellings, the current plan seeks minor changes to reduce the yield slightly. The project will maintain a diverse mix of housing options, including 2 and 3-bedroom apartments, 3 and 4-bedroom townhouses, and exclusive pool villas on the podium level.
Traders in Purple, the developer behind the project, has enlisted acclaimed firm Rothelowman for the design.
The development promises to offer residents a luxurious coastal lifestyle, with community amenities including a pool, lounging deck, barbecue area, and a resident lounge for social gatherings and events. The project also addresses parking needs with 271 spaces, ensuring two spots per dwelling.
Several key modifications have been proposed to enhance the development’s design and functionality. Services, loading, and waste collection areas will be relocated to the central core, allowing for new townhouses to activate the south-west corner and improve the park interface.
The ‘L-extension’ wing over the podium level on the southern building will be removed, enhancing the outlook for lake-edge dwellings and minimising privacy concerns.
In response to privacy considerations, pool villas will be reduced from three storeys to one. The originally planned 7th floor rooftop recreation area has been eliminated, with communal recreation facilities redesigned for each stage on the Level 2 podiums.
This marks Traders in Purple’s second venture in Newport, following the successful launch of “Lasail” in 2020. The new development draws inspiration from its predecessor, aiming to replicate the barefoot coastal lifestyle while elevating resident amenities.
“While the project will have its own unique character, the barefoot coastal lifestyle that Lasail offers will be replicated and resident amenity upscaled,” the developer stated.

Pending approval of the proposed variations, the Lighthouse Esplanade project is anticipated to launch in mid-2025, potentially adding a striking new landmark to Newport’s evolving landscape.
